Wake Forest runs its own Inspections Department on the ground floor of Town Hall. All permits file through the town’s online portal, and inspections requested by 3 p.m. happen the next business day. For decks, porches, sunrooms, and garages, the town’s Express Residential Plan Review is the play: Thursday-morning appointments with same-day permit issuance as the stated goal. The town is also strict about complete submissions: deck applications must show footing sizes, girder spans, joist spacing, ledger attachment, and flashing. The town rejects incomplete applications, so our deck packages include everything before we file.

The N. Main Street factor

The Local Historic District concentrated on N. Main Street requires a Certificate of Appropriateness for exterior work: minor items clear at staff level for a $25 fee, larger scopes go to the monthly Historic Preservation Commission and should be filed at least 30 days ahead. Interior remodels in those homes are not restricted, which is where most of the value hides anyway: the 1820–1956 housing along that corridor rewards careful kitchen and bath work more than almost anything else in town.
